 Things The Seller Should Consider

Selling a property is always an emotional event.... Even for the investor

Now that you have decided to sell your property it is time to consider it as a job or a business. You want to gain the maximum return on your time and capitol.

It´s time to be logical not emotional. So let us consider some simple ideas.

 1. Thuroughly clean and unclutter the property inside and out.

    (When you view the property you want to buy next ,apperance is what you see and feel

      about the property.)

    A bad apperance can undermine your asking price, so attention to detail will be worth

    every pence.

 2. Make any necessary repairs to prevent damage or deterioration to the property.

     Some cosmetic improvements can go a long way as well. Painting ,buffing Tiles,

      cleaning windows, make the varandas and gardens(if any) inviting, and a few live plants.

     It would not be advisable to go into major unneeded  renovation projects. In most cases

     you will not get a return on the unnecessary improvements. 

    Keep your asking price in lne with the condition of the property

 3. Just before showing, tidy up. freshen the air in the rooms.In the baths put the toilet seat 

     down,clean mirrors and sink area. Don´t forget the kitchen sink and counters.

 4. Very Important.. When the Agent is showing the property step outside or away and if

     any pets take them out as well. The potential buyer needs to express opinions to the  

     agent. Your presence  can prevent a potential sale.
